This so called hotel never sent me detail for checking in until the day after. I had to find another hotel in Birmingham. I could not get in contact with the people and when I did they kept cutting off the call I that this place is nothing but derelict property. You should delete it from your listing as it’s a scam!!!

The mini hotel was small but clean and reasonably comfortable. It has everything you’d want from a B&B. The breakfast is as good as it usually is. A breakfast menu would be useful as the mini hotel does not have any visible staff.

The thing about this hotel is that check in and check out is done by email, and picking up a code to get your own key. There is no reception and so no service as such. That’s not necessarily a bad thing, just took some getting used to. I would have appreciated slightly larger cups in the room and a coffee sachet as well as tea.

The bed is very poor because the mattress is too old, need update. The bed lien is damaged and it have holes so need new bed lien and wash regularly. They gave me wrong key code by email from Hotels.com. The door code is not good as it is complicate as you gave me the wrong code for the door. If I am alone, it will be difficult to access the code. I had been sent message and no reply at all. The breakfast is not very nice. I smelt lot of smoking in the my bedroom No.2 which was not good as it affect my health and not enough sleep through my weekend. Staffs are not friendly and unwelcome. Why do you hide from the curtains and privacy. The lights were flickering on the stairs. I am very disappointed. I won’t return to the hotel next time. Please update ALL the rooms. I will report to the hotel inspector to check your hotel.

We had the top room it was nice and clean as it was warm we had to open the roof windows and the traffic noise was quite bad till late on. Could have had a fan in the room to combat this. The outside of the property lets it down it’s hard to locate as no sign. The rest of the terraces look very run down and not very inviting. The room itself was small but adequate for what we needed. If you want a cheap place to sleep for the night then you couldn’t go wrong here.

Probably can’t complain too much given the price, but the bed was quite uncomfortable (cheap mattress with springs sticking into your back), the room was hot and bright and was kept up late into the night by people coming and going and talking loudly in the hallway (I was in room 1 by the front door). So not the best night’s sleep. Clean though and access was easy.

Didn't receive a cofnirmation email with check in detials, had to call twice to get the lock box code while i was waiting outside. It was basically a student house HMO with the word 'hotel' slapped on it, it's fine for a night or 2 near the unniversity but don't expect much. My stay was an absolute nightmare. The bed was beyond awful—cheap Amazon frames that creaked loudly with every tiny movement and a mattress so thin and worn that I could feel every single spring stabbing into my back. It felt like sleeping on a pile of scrap metal. The so-called “free buffet breakfast” was a complete insult: a sad bowl with a few slices of bread, a few pale, shrivelled sausages that looked barely cooked, and a bowl of baked beans that were lukewarm at best. Just the bare minimum of effort. And let’s not forget the “juice,” which was just watery squash that tasted like disappointment. They provided exactly two teabags no matter how long you stayed, and the teacups were practically shot glasses, forcing me to buy my own mug just to have a decent cup of tea. There was no Wi-Fi, despite it being advertised, and every attempt to contact the hotel was completely ignored. No matter how many times I reached out through Hotels.com or direct messages, I got nothing but silence. Same goes for “washing facilities” none to be seen. The walls were so thin you could hear everything—other guests stomping around, slamming doors, talking loudly at all hours with no regard for anyone else. This wasn’t a hotel, it was a glorified, poorly managed HMO with a price tag that made the experience even more insulting. Every corner was cut, every detail neglected. It was an absolute waste of money. Avoid this place like the plague.

This is the first and only time I have left a "hotel" without staying in a non-refundable. It did not feel safe here. It's not a hotel, but an old house on a busy road. No soundproofing and floorboards creaking loudly above me. Other guests kept leaving front door unlocked so anyone could get in and there are no staff or reception. I sent a message with a general question to the the hotel and never heard back. My expedia confirmation said I would receive my check in instructions 24 ahead... had a text message less than 1 hour ahead. Other guests kept asking me how to get in, was confusing. There was not one bit of signage to even say it was a hotel! I was so confused I walked past it twice! Once I got to my room in the clustraphobic house, it was filthy, disgraceful. The bed was messy all the covers kicked off with an a pizza box, food and old crumbs and dirt all over the sheets and the bed had OLD DIRTY TOE NAILS ACROSS THE BEDSHEETS. Room filled with rubbish and old takeaway, dirty and unclean. I have never seen anything like it. Kept trying numbers until I got hold of them, by this point I was really upset. They said they gave me the wrong room... and then gave me the wrong code for the next room! Luckily I got them to stay on the phone with me until was in new room. This was clean, but as I said it was noisy, no soundproofing, doors are heavy and slam and unlocked front door and no staff made me feel unsafe. It was on a busy main raod. I got the hell outta there!
