The property is a great location with clean rooms and a nice staff. Domenic was especially helpful when we arrived from west coast travel...changed our room and gave good advice on all. The restaurant is overrated and very crowded and noisy...like the town feels when its packed. Do not book a car with the hotel for the airport....their recommended service did not show up for the 4:30am transfer to the airport.

Very nice
The staff was courteous and professional. A very clean room with an excellent bed and deluxe fixtures in the bathroom. Cozy and spacious lounge with great bartenders and waitstaff, comfortable seating, and a fireplace. The light breakfast included croissants, yogurt, fruit, and coffee in a very nice sunroom.

Unfortunately, I did not iron my evening clothes before our drive to Newport. Found out they don't have ironing boards or an iron, just a little steamer that worked ok, but not like an iron does. Other than that, everything was great!!!!

Lovely and comfortable room - clean, nice linens, nice bathroom, good blackout shades. Service was not in keeping with what I would expect for a high end hotel - they were kind but inefficient, housekeeping was loud, and staff were not particularly knowledgeable or helpful. It was also so loud on a Saturday night - from both the hotel restaurant and the restaurant next door - music went on well past midnight. Food at the restaurant was excellent, but maybe overpriced. Overall, not a good value for how much money we paid, but nice enough.

Gardiner house review
The hotel is a beautiful boutique hotel however it has certain problems.at the moment.
Like other guests we spoke to the TV's don't work.
The air-conditioning units are set to not be able to turn off.
The breakfast is very very average for the price that guest are paying to stay here.
The staff are pleasant enough however there seems to be be no obvious manager overseeing the property.At least not from what guest can see.
The bar area is absolutely beautiful and position is fantastic

Beautiful hotel but lacking on service
It was a beautiful and clean hotel. For the price, I expected a bit more in terms of guest communication and service. When we checked in, we weren’t given any info about WiFi or breakfast. Once we got to the room, we realized it was a deluxe room rather than a premier room which we had paid for. The breakfast was a standard hotel breakfast, but there wasn’t forks or napkins set up, even though we arrived at 9 and the breakfast is listed to go until 10. Overall, it was comfortable and beautifully decorated, but I personally didn’t think it was worth the price.

We went there for the weekend to celebrate our anniversary. The staff could not have been more professional and accommodating, going above, and beyond making us feel welcome, and every amenity attended to before we ever had to ask it seemed. The rooms were above and beyond gorgeous, pristine and complemented Newport in every way. It felt as if we were a guest in one of the Bellevue Avenue mansions and a friends house versus a hotel.
The lounge room had a wonderful fireplace to warm up against after a cool evening and a bar that seem to provide any libation one could want.
Hats off to the interior designer as the color schemes, details, and overall character of the hotel are amazing and extraordinarily well thought through.
We like to thank everybody for their hospitality, and are looking forward to staying again the next time in Newport.

The building itself is stunningly beautiful inside and out so I was slightly disappointed at the room itself which was beautiful but soulless. The heating was not great and I was there when it snowed. There is no room service and no phone which I found unacceptable especially as a single female traveller. A note next to the ice bucket said 'If you want ice get it from the bar'. There was no facility to make coffee (and no way to order one) and the refreshment selection was underwhelming. The bath towels were the size of flannels - this is a pet peeve of mine. WHY do hotels of this 'quality' not have large bath towels?! The water pressure was not great. No seat at the desk. The room key has the name of the hotel and the room number - not great if you drop it somewhere. The fan in the bathroom did not work. I could feel the sharp gripper underneath the very thin carpet at some places. The Restaurant was fantastic, great ambience, the food was excellent (great choices) and the staff were helpful, kind and very personable. Breakfast was better than advertised - it said in the blurb that 'Continental Breakfast' was included but they also had a selection of eggs and pancakes which was a bonus! I would say that as this is a very new hotel maybe it just needs to grow into itself. I hope so as it has huge potential if they get the little things right.

Beautiful but poor front desk service
Beautiful hotel, close to many things. Front desk service needs significant improvement, especially for $700/night. Days before our arrival, I requested a crib for my almost 1.5 year old (traveling as a solo parent). Was told no cribs but they’d find a solution for our stay. Upon checkin, the front desk told me they’d have a pack and play ready for us. One was never sent to the room or made available. We spent the afternoon and evening out and about so by the time we returned to the room it was late and baby needed to sleep immediately. I didn’t have time or capacity (especially solo parenting) to figure out why there was no pack and play as promised. Raised it at checkout the next day and received no acknowledgement other than to ask if I had asked about it again the previous evening. But at 9:30 pm I’m not focused on following up with the hotel for the 3rd time. Was focused on getting baby to bed. Very disappointing front desk service.
Side note - valet was helpful with bags which is appreciated when also carrying a baby.
Second side note - cash tips were always given so do not think lack of tips impacted the poor front desk service.
