A bit run down building curtains in the room were held with rusty pins so difficult to close and open.
So was the sun blinds.
Comfort level was good and spacious. Preferred to have boiling kettle and clothes hanging racks to be available.
We did not use the washing facility, still had wet beach towels and bathing clothes to hang.

"A lovely little hotel for our first night in Croatia. We wanted a place not too far from Zadar airport on the way to Plitvice. The hotel was perfect as it is newly renovated and spotlessly clean. The room was very comfortable and furnished to a high spec though a chair would have been appreciated. We had time for a lovely walk along the river to a waterfall then enjoyed an excellent pizza and beer at the hotel overlooking the river. The drive from the hotel to Plitvice is stunning."

"The place was alright, I wouldn't say it was a luxury boutique property. It was clean and tidy but the basic amenities like soap, coffee, tea and anything of that nature was severely lacking. Even the a/c was under sized for the size of apartment."

"We rented both units and stayed 6 nights. The house is large, very modern, and newly renovated. Everything is beautiful and clean. The hostess is very responsive and helpful should there be anything you need. You can overlook the ocean while relaxing in the jacuzzi.
The only thing you should be aware of are the steep steps to the 2nd and third floor (2nd unit) should that create an issue for you. (We had no issues; just my grandma unfortunately couldnt make it up the stairs.)

"We arrived at Vila Nika to discover that it had been booked already but the owner gave us a room in the Boutique Cosmopolis situated opposite. The view was much prettier, we could see the sunset on the sea, it was beautiful. However there was no kitchenette so we struggled a fair bit in terms of cleaning cups/spoons/etc where we had to use the sink in the bathroom. We had the biggest queen bed ever and the kids slept on the sofa bed. The air con was working. Do bring your soap and shampoos, coffee and milk sachets as literally nothing else is provided apart from towels and beddings. The pool was beautiful and very clean. We spent 2 whole afternoons there as there are plenty of chairs/beds to sunbathe. The beach was a 7 minutes walk and was beautiful but do bring water shoes as we got lots of cuts on our feet from the rocks. Plenty of restaurants nearby. We particularly enjoyed the nearby Kebab shop, the nearby bakery that also does pizzas and 10 minutes away Roko, a popular local restaurant. We took an Uber to Zadar one day which was £10 one way. The bus to Zadar is not reliable we were told and anyway only comes once an hour. "

"I would like to say that I was very disappointed that you have to buy your own water when dinning. It’s as if they are cashing in on your need to drink water with your meal. Water is an everyday need for survival.

"3 friends had a 2 night stay, July ‘25. Host Klaudio could not have been more welcoming and hospitable - nothing was too much & he rightly prides myself on making his guests satisfied.
Property/building was clean & facilities felt >4 star, as rooms were spacious, modern & super clean, with great balconies extending the leisure opportunities.
The pool is also a great size for the property & had clean comfortable lounger chairs & plenty of them. Although most people were out & about so very peaceful and relaxing too.
Breakfast was even better than expected, with freshly cooked eggs & a plethora of choices of fruits, proteins, cereals/bread & hot/cold drinks.

Would not have chosen to stay anywhere else & will aim to revisit if/when going to Zadar or the Plitvice Lakes areas.

Amazing swimming and beach area in the backyard, along with a couple beach-side bars. We loved it so much, we wound up getting engaged at the imperial fountain just down the beach!
